Websites for guest houses and B&Bs
Take more bookings direct, and pay less commission
Booking.com typically charges UK properties 15–18% on every booking. A website that shows off your reviews and takes bookings lets more guests book with you direct.
What booking sites may be costing you
Move the sliders to match a typical month. The starting figures are only an example.
Commission paid each year
If a third of those guests booked direct, you’d keep about £1,440 a year.
Commission range from Beyond Pricing, October 2026.
What I look for in a guest house website
- A clear “Book direct” button on every page, with your best rate
- Your guest rating and recent, dated reviews on the home page
- Each room type with photos and prices
- Loads in under 3 seconds on a phone
- Tap-to-call and directions
- Found on Google for “B&B in [your town]”
- Pages for why people need a room nearby: contractor and long stays, hospital visits, a show or a weekend away
Founding case study offer
I’m looking for one guest house in the Darlington area to be my first guest house case study. In return, I’ll rebuild your website at half price.
You agree to let me show the before and after, and we track your direct bookings for three months.
Ask about the offerCommon questions
Will a new website stop me needing Booking.com?
Probably not, and it doesn’t need to. Booking sites find you new guests. A good website helps repeat guests and people who already found you book direct, so you pay commission on fewer bookings.
Can guests book on my website?
Yes. I connect your site to the booking system you already use, or set up a free one, so availability stays in step with Booking.com and Airbnb.
Can you show my Booking.com or TripAdvisor rating?
Yes. Your rating and recent reviews go on your home page, where guests deciding between you and somewhere else will see them.
